How it works
From setup to receipt, in five steps.
No spreadsheets. BedLedger follows the way rent actually moves, from property to payment to receipt.
- 01
Property & tenants
Add properties, rooms, beds and tenants once. Beds in a PG, flats in a block, one register.
- 02
Rent invoices
A rent invoice for every tenant each month, against the right bed and amount, generated on schedule.
- 03
Reminders
WhatsApp and email go out on a cadence until the invoice is settled.
- 04
Payments
Record cash, UPI or bank in seconds, tied to the right tenant and invoice. Part-payments too.
- 05
Signed receipt
Every payment gets a numbered, digitally signed receipt with a code anyone can verify.
Rent invoices
An invoice every month, without lifting a finger.
BedLedger generates each tenant's invoice ahead of the due date and sends the PDF on email, with a summary on WhatsApp. It carries your UPI ID so the tenant can pay you directly.
- Generated three days before the due date, on its own
- Part-payments shown against the balance
- Every send logged, so you know what went out and when

Automatic reminders
Rent reminders that go out on their own.
BedLedger nudges on a schedule, on WhatsApp and email, so you stop being the one who asks. Or press Remind now and it goes this second.
- A cadence, not a blast. 3 days before due, on the due date, 3 and 7 days after, then weekly.
- Stops on its own. The moment a payment is recorded, the chase ends.
- Per tenant, opt-in. WhatsApp goes in addition to email, only where the tenant said yes.
- Invoices go out the same way. The PDF on email, the summary on WhatsApp.

The month, on one screen
Expected, collected, still out.
Grouped by property, down to the bed. Cash, UPI and bank land in the same column, because half your tenants will never pay by bank and that money still counts.
- Part-payments tracked to the rupee. Owed is always rent minus what actually arrived.
- A UPI reference can't be entered twice. Duplicates are caught before they reach the register.
- Every entry tied to a tenant and a bed. No orphan payments, no "who was this from?"
Verifiable receipts
The receipt your tenant's employer will accept.
Every BedLedger receipt is digitally signed and carries a QR code and a twelve-character code anyone can check, with no account and no sign-in. Altered copies fail the check.
Tenants find every invoice and receipt in their own portal, ready for HRA at year end.

Two sides, one record
Your tenants get their own portal.
Every invoice, payment and receipt in one place, from their side. No password: BedLedger emails a six-digit code. Nothing for them to install, and no more forwarding receipts at year end.
- Their full invoice and receipt history, grouped by financial year
- Download any receipt as a PDF for HRA
- Sign in with a six-digit code, no password to lose
